We meet at the property. You tell us about timing, motivation, and any constraints. We listen — most sellers know more about their market than the algorithms do, and the constraints often shape the strategy.

A written market opinion within 48 hours. We pull three years of comparables, study neighborhood sales velocity, and account for finish level. You get a range, a recommended list price, and the reasoning behind both.

Pre-listing preparation
Renovation ROI guidance — which improvements actually pay back, which don't. Staging recommendations, decluttering plan, deferred-maintenance fixes. We have a network of trusted vendors, no markup.

Marketing collateral
Custom photography (twilight if waterfront), 3D Matterport walkthrough, drone aerials, and a printed brochure. Story-driven copy — we don't list features, we sell a lifestyle.

Off-market preview
Before the listing goes public, we present it to our private buyer list and to a curated network of brokerages. Roughly a quarter of our luxury homes sell pre-MLS.

Coordinated MLS launch, syndicated to Mansion Global, Robb Report, the Wall Street Journal feed, and our Instagram. First open house is by-appointment-only for the first ten days.

When offers come in, we model them holistically — not just price, but contingencies, timeline, and buyer financing strength. Sometimes the highest offer isn't the best offer.

When is the best time to list in South Florida?
Counter-intuitive answer: shoulder seasons. October–November and February–April produce the best prices in our portfolio because international buyer arrivals concentrate then and inventory is thinner. Mid-summer is the slowest. We list when conditions favor your home, not when calendars say to.
How is your commission structured?
Total commission on luxury sales in South Florida is typically 5–6%, split between listing and buyer's agent. We're transparent about this in our listing agreement. For homes over $5M we sometimes negotiate flat-fee structures.
Should I renovate before listing?
Sometimes yes, often no. Cosmetic refreshes (paint, deferred maintenance, decluttering) almost always pay back. Major kitchen or bath renovations rarely do — buyers at this level want to renovate to their own taste. We'll walk the property and tell you specifically which dollars will return and which won't.
How long will it take to sell?
Our average is 17 days from list to contract; portfolio average is 32 days to close. Outliers happen — true off-market homes can take 60–90 days because the buyer pool is smaller. We project a realistic range upfront.
Can you sell my home without listing it publicly?
Yes. About 20% of our annual closings are private off-market sales — sellers who don't want their address public, neighbors knowing, or the home appearing on Zillow. We have an active off-market buyer list and a brokerage network we share with.
